Commissioning

Pathfinder Engineers and Architects has taken a proactive approach in designing energy efficient and environmentally responsible buildings since the firm’s inception. Our design processes encompass the criteria set by U.S. Green Building Council’s LEED Certification Program and New York State’s Executive Order 111.

One approach to responsible design begins during the planning process, follows through the design phase, and is completed after occupancy. This quality control initiative, known as commissioning for new buildings, is a multi-phased process and encompasses programming, design, construction, acceptance and, finally, occupancy. The result is reduced operating and maintenance costs, improved occupant comfort, and a trained maintenance staff - which meets both the design intent and the goals of the owner.

Retro-commissioning for existing buildings begins with a review of all existing documentation to evaluate original design intent and performance criteria for selected systems. A program of installation verification is developed, followed by functional performance testing, and, ultimately, the correction of identified system issues. This is followed by system re-testing; systems that fail to meet criteria are identified to the owner.

For both commissioning and retro-commissioning, a commissioning report is provided to the owner. Should season performance testing be required, addenda to the report are issued.
